Design management is the planned coordination of people, decisions and information needed to turn a project brief into approved, buildable documentation. It works across architecture, structure, services, specialist systems and the client’s operational requirements.

What does the manager actually control?

The design manager maintains a design programme with deliverables and review dates; defines responsibilities and interfaces; tracks client decisions; coordinates multidisciplinary review; and controls document status. They bring unresolved matters to the person who can decide them before drawings are issued for pricing or construction.

How is it different from doing the design?

Each appointed designer remains responsible for their professional work and contractual scope. The manager coordinates the process and checks that information from one discipline can be used by another. A three-dimensional model can expose clashes, but it does not approve a fire strategy, change a client requirement or assign a missing scope item.

What should an owner ask to see?

Ask for the brief, a responsibility matrix, deliverables register, design programme, review comments with owners and due dates, and a clear issued-for-purpose document register. Before tender, check that the specification, drawings and model describe a compatible scope. Before construction, check whether the right information has actually been approved.

On a refurbishment, the hardest coordination item may be a single riser serving an occupied floor. The manager should establish who surveys it, who designs the change, when the operator permits an isolation and which drawing carries the approved answer. This is design management in practical terms.

Good design management is visible in fewer unanswered interfaces and clearer decisions, rather than a larger meeting calendar. Team Vanguard’s design and BIM support can be scoped to a particular phase.
